Urban Renewal + Smart Parking: Building a 15-Minute Livable Community at Zhiyin Xiyuan

INTRODUCCIÓN
Zhiyin Xiyuan was built in the 1980s and is home to 3,027 households and 6,601 residents. Due to its aging infrastructure and outdated planning, mobility and parking had become two of the community’s most pressing challenges.
To address these issues, Jianghan Erqiao Subdistrict coordinated with various local departments, including housing and urban-rural development, urban management, and landscaping authorities. Residents, community Party members, and volunteer service teams also actively participated in the process.
As part of the community’s urban renewal initiative, it was ultimately decided to develop an integrated parking facility in the central plaza of the residential community.
For this project, COWAIN provided a comprehensive smart parking solution, covering overall planning, system design, core hardware, intelligent control systems, and digital parking management.
The solution is designed to make vehicle parking and retrieval smarter and more convenient, while enabling more efficient operation and management.
CARACTERÍSTICAS
The project is a three-level PPY Smart Parking Building with a total capacity of 153 parking spaces.
Drivers simply enter the parking area and leave their vehicles at the designated entrance. By tapping the screen on the operation panel, the entrance gate opens automatically. There is no need to search for an available space or maneuver into a tight parking spot. The automated parking robot takes over and transports the vehicle to an available parking space.
When retrieving the vehicle, drivers simply tap the screen again. The robot automatically locates and retrieves the vehicle and delivers it to the exit, ready for the driver.
Unlike conventional manual parking, the system uses an automated robotic transfer system to provide a seamless parking experience with contactless access, contactless payment, and unattended operation. In simple terms, the vehicle can be automatically parked and retrieved with just a few taps—much like using an automated parcel locker.
The integrated parking building not only helps relieve parking pressure within and around the residential community, but also serves as a community service hub, incorporating convenient amenities for local residents.
The ground floor includes various commercial facilities, with tenants such as a fresh-food supermarket, training center, restaurants, and other community-oriented businesses. The rooftop is designed as a public recreational space featuring an activity center and community stage.
From the initial design concept, COWAIN aimed to create a multifunctional community lifestyle center that addresses residents’ everyday needs while providing smarter and more convenient parking services.
The project ultimately creates a compact 15-minute “Parking + Lifestyle” community, bringing parking, daily services, leisure, and community activities together in one integrated space.
